Known for its picturesque coastline, Cornwall is Englandâ~@~Ys most south westerly county and home to a population of 526,300 (2006 est.) [1] people. A favourite for seaside holidays, the tourism industry in Cornwall is thriving, along with the industries of agriculture and fishing. A significant difference between the prosperous and deprived areas of the county means the Cornish property market varies drastically depending on location.

Cornwall experiences a slightly warmer climate compared to the rest of England due to its southern location. Summer is mostly sunny and winters are mild, with snowfall a rarity. Average summer maximum is about 19úC and averae winter maximum is 8.5úC [2] .

Residents have access to public transport by train, bus or ferry. The train service offers travel within Cornwall and to cities as far as London. Ferry services to Plymouth and Falmouth are other popular transport options. Newquay Airport is located approximately four miles north east of Newquay, on Cornwallâ~@~Ys north coast.

Cornish Property Market

The Cornish property market varies greatly in price depending on location. Housing in Cornwallâ~@~Ys only city, Truro (located in mid-Cornwall on the south coast), is more expensive than the rest of Cornwall; however it is ony the fourth most populous city in the county [3] .

Other popular areas include seaside towns such as Penzance on the south coast and Newquay in North Cornwall. Any property with water views or close proximity to the ocean is generally very expensive. Most of the more affordable areas are located inland from Truro and the north coast.

The rental market in Cornwall is not as prosperous as some larger cities because there is no university and many students and young professionals choose to relocate for a wider variety of career and education opportunities. However, Cornwall holiday rentals continue to thrive.
