Since the death of the H.I.P

Has it helped or hindered the moving process? We have a H.I.P and it is now redundant, we paid several hundred pounds for it and couldn't sell. Does the death of the H.I.P now slow the process of selling down due to people not having that information up front when interested in a property? I thought they were a waste of money at the time but am now unsure. If we came to try and sell again, would we still be able to show the information which was on our H.I.P or would it be outdated?

  • As long as the HIP is under 1 year old, then yes, you can show potential buyers, The HIPS have not sped up the process or slowed it down.

  • We prepared our H.I.P in 06 but didn't market our property until 07. So it was a waste of money then. We went with what we thought was the best agent in town, but he couldn't sell our house in the 3 years he had it on his books ? ? ?

  • The energy performance certificate has a shelf life of ten years, also your buyers wil probably find title information, drainage searchs etc of benefit, local searches will be out of date but again useful if only to show buyers, correctly priced houses are selling, unfortunatly the market is not at a level any of us like but if you are buying in then it is all relative

  • Go to another agent who will tell you honestly what price the house will sell at - whilst you might not like the price, at least you should be able to sell. When we sold in Altrincham, we used Darren Maunders at Jackson Maunders in Hale. He didn't overvalue the house to get the business and we sold fairly quickly. That was 2 years ago though, so the market might be tougher by now. Good luck selling your house. (PS This is not marketing - I have no connection whatsoever with this agent)
