Can you stop a contract with an estate agent before expiry date?

You need to check the wording in your contract. You should be able to withdraw from an estate agent but they could still be entitled to their cut if you sell in the time you signed up for. You may need to give certain notice, some estate agents will take a fee for the marketing of your property if you withdraw early. You really need to ask your agent or look at the contract you have signed.

As above, but a lot will depend on why you want to stop the contract if they have acted in an unproffessional manner or breached any codes of practice they will be forced to release you.

Both the above answers are right. You have a 7 day cooling off period, other than that if the agency is in serious breach of its codes of practice
