Should I still buy a house in Calvert with both HS2 and the incinerator projects being approved?

We were planning on buying a new build on Calvert Green but have seen in the news that HS2 will run directly behind the new development and a large scale incinerator is being built on the outskirts. We have heard that the incinerator will be larger than the AVDC office in Aylesbury and will bring lots of traffic in the form of lorries running to and from the plant.
