Can you calculate rent value from house price sale? I have sold prices but need now rent value (the area is Cardiff). Any help or advice?

I have information of sold prices in Cardiff but Im wondering if with the house price paid I can calculate its rent value? Or if there is any information where I can get this (besides Zoopla's website?) Thank you

From: Laura" Unfortunately you can not calculate the rental value of residential property from the sold price with any degree of accuracy. Rental values reflect the accommodation of the property, its area and above all its location. Rental values in Cardiff are rising generally while sold prices are falling. As elsewhere in the country demand for rental property is high in Cardiff.

  • Take a look at the main portals and see what comparable properties are renting for. The previous poster is correct, there is no correlation between sold price and rental value.
