Buying a house with past subsidence.

We are thinking of buying a house that had some subsidence in 2005. We have all the reports and a certificate of structural adequacy. The problem was tree roots and clay soil. The tree has been removed. Should we continue with the purchase or will we have problems reselling in the future? It was not underpinned as this was recognised as not being required.
