Can I ask for a higher price for my house from cash investors (BTL)?

I would like to sell my house to someone who would like to live there not a BTL buyer. Can I ask for more than the valuation price if a cash investor shows an interest in my property?

  • The 'valuation price' is irrelevant, is up to you whether to accept or reject any offer, above or below asking price. Cash buyers tend to expect to pay less on the grounds that they can offer a quick sale with no chain. In practice many cash buyers are not what they say, there is often a mortgage involved.
