Property with closing date

Found property needing remodernised and wondering what percentage should I go over the asking price. The property is a one bedroom ground floor flat in a very good location. Close to all ameneties.

  • Is there a reason why you are considering paying above the asking price? Is the property offered via informal/private tender? You should consider how the property fits into your investment strategy and then determine how much you value it. Would the asking price eat into your profit? Are you not investing but actually planning to live in the property? These are all questions you will need to answer to yourself before considering how much you are prepared to pay for the said property.

  • I'd also advise that if paying cash it will help to complete on the property sooner although it will only be of benefit if the vendor tells you that it is. The vendor is the only one to decide what is and what is not of benefit to the deal.

  • Most properties now come with a full home report the valuation as well as a structural or condition report and an energy efficiency certificate are contained within the report. The current Market trend is to perhaps offer slightly less than the home report valuation figure. The seller on the other hand will be looking for the full Market value and as a selling agent this is always my objective to achieve this. In exceptional circumstances where the property is in a sought after area or if it is seen to be on offer at a good price you can still find people are prepared to pay between 5 to 10% above Market value especially if you are biding against others on a closing date.
