Should Private sellers have to follow the same laws and regualtions that Estate Agents do?

Yes they should as it it is the buyers the laws are in place to protect and they neexd protecting from private sellers just as much and in some cases more than they need protecting from agents.

Absolutely yes as previous answer the law has been designed to protect buyers and eliminate bad practice private sellers need to avoid bad practice in the same way agents do

Oh definitely, and I suppose a better question to ask is how many tenants per year are abused by private landlords? either by charges, lost deposit or evictions with little notice. I suspect more than we think...

Absolutely. There should be no reason why privtae sellers do not follow the same laws and regulations that Estate agents do.
