  • Get a professional appraisal of the property, it should not cost you anything nor commit you to marketing with anyone, it is a strange market at the moment, I have had properties where I have achieved sales in less than one week at above asking price and equally have properties not moving at what I would consider to be competitive asking price. A good agent should give you realistic price and expected timescale to sale, difficult to do without seeing the property in question
