Do new home property developers tend to let you negotiate down to a lower rate than if you were buying a non-new build?

  • It isn't standard practise for new developers to take lower offers on properties. What tends to happen is they might drop the price of properties that are not selling as well as expected, or they will throw in extras like white goods or upgrades. I have seen a developer add conservatories to houses when they were not selling them, rather than drop the price.

  • Yes, I'm currently marketing many new homes developments. In my experience most builders will list at a high headline price, with a view to negotiate or include incentives as part of a package.
