  • The way I would value a property is to look for comparable sales in the area. Make allowance for differences in quality, size, additions, views etc. The issue many professional valuers face as we emerge from the slump, is the lack of supporting evidence available from sales. If there really is nothing, then the only way would be to look at the general trend of prices in the area and apply that to a historic valuation. In reality, a property is "worth" what someone else is willing to pay for it, and until this is tested on the open market then you cannot ever be precise to the penny.
