Downstairs bathroom only - what's the effect of this on selling?

Hi I am looking at buying a 3 bed property in Essex but it only has a downstairs bathroom. Is this likely to cause any problems when selling? Also is there a cost effective way of putting in an upstairs loo and shower? Thanks.

  • Hi Danwhufc, When it comes to selling a home, if it has one bathroom, regardless of whether this is upstairs or downstairs in the house, it can always prove to be quite problematic. This is largely because of the fact that families will always seek out properties with more than one for convenience. In fact, most surveys will always show that having at least two bathrooms is the best way to secure a sale and the number one deciding factor that is likely to sway someone who is on the fence. While I can't quote on what it would cost to add an extra bathroom, as long as you are not removing bedroom space upstairs in the home, it would always be worth adding a new bathroom, as this is the top way to increase the value and sale price of a house that has only one at first - so this would always be recommended.
