Choosing an agent NAEA or not NAEA what are the benefits?

I have seen a number of agents now and need to decide who to sell through. They seem very similar with nearly identical fees, does the fact that one is a member of the NAEA actually mean anything? How do people choose?

  • Membership of the NAEA is voluntry by any agent but does show a certain commitment to professional standards and an agreement to obide by their code. Any member that doesn't follow their standards can be thrown out and agents have to demonstrate a decent level of experience and industry knowledge before being allowed to join and in the abscence of government regulation of the industry is the closest thing to it. Whilst no promise of them being a top quality agent, the NAEA sign (along with the Property Ombudsman logo) on any agent's door (and/or ARLA if they do lettings) is something I would always recommend to look out for.

  • I would whole heartedly agree with Mark for NAEA. The other thing to look for is the Ombudsman for Estate Agents (OEA) You wouldnt buy a holiday from a travel agent who wasnt ABTA member, so why risk going with an agent without beig in the OEA? The OEA has teeth. A link to the Ombudsman scheme is below.

  • I agree with both previous answers. Whichever you choose, qualifications are not everything. You'll need trust in your chosen agency and a good deal of honesty back. Ask for testimonials from previous clients, check their Customer Service standards, (try a mystery home-buyer phone call and register on their websites to see how quickly they get back to you).   • Whilst being a member of the NAEA shows good intent it does not mean they are the best to sell your property and is not a guarantee of high ethical standards. If you would like I have access to to market mapping information on who is the best all round agent in each town done by an independent re location company, I do not have an office there so again I would be impartial. If you would like to know what their research says please do let me know as choosing the right agent is essential to a successful move.

  • The very quick answer to this question is YES it does mean something. If we reverse the question, why wouldn't a professional want to be a member of the NAEA with the stringent code of ethics and practice that goes with it? Why not ask the others why they are not members?? By using a NAEA member you have a very clear complaints procedure, this keeps members on their toes as the ombudsman will take up the complaint. They have the power to fine, or even ban a member from trading as an Estate Agent for life. Ultimately, I would suggest you use NAEA membership as the benchmark, and then check an independent ‘Estate Agent review site’ to see what others have said about your shortlisted agents. Learning from someone else’s mistakes is by far the best approach. Lastly, see if the shortlisted agents will agree to a 14 day notice period from day one, (a get out clause) any reputable agent will rise to the challenge!

  • By choosing an NAEA member you can be sure you are dealing with an experienced and professional agent. Membership of the Association is through formal qualification ensuring that NAEA member agents have the knowledge and experience to guide you through your property transaction as smoothly and painlessly as possible. Operating under strict rules of conduct, members must meet certain standards relating to professional and ethical practice. Under the rules, agents are required to protect and promote their client’s interests, while at all times acting in a fair and proper manner. If you are unfortunate enough to suffer at the hands of malpractice by an NAEA estate agent, the Association can take disciplinary action on your behalf. Apart from this just listen to your instinct - who did you like? You will need to work with the agent to sell your house so you have to feel comfortable asking them questions and trust they will do their best for you

  • The schemes are joined by agents wishing to demonstrate they will work to a standard set by these bodies but there are still many very well established agents who have been offering a good service and advice for many years who do not and have not belonged to them.

  • As a few agents have correctly pointed out - being a member of the NAEA does not gurantee that you will be dealt with professionally and ethically. I know of several unscrupulous agents in my area that are members.....work that one out!!!......that said...its good to have standards and it can only be a good thing. I have been in agency for 20 years and am not a member of this organisation. On valuations I always show potential clients testimonials from satisfied clients because I think these speak volumes, and I think that this is good practise.

  • Firstly I would like to say that I am not and neither are my two Partners members of the NAEA because we have chosen not to be after a combined 73 years in practice. I would agree with some of the other answers in that at the end of the day there are rotten apples within that organisation who should be dealt, with and excellent companies who do not belong. In short, local knowledge, reputation and a professional approach are the most important attributes when choosing an agent as well as whether you think they are going to do a good job for you or not. Membership of the NAEA is optional whereas being part of the Ombudsman scheme is not which ensures if things do go wrong there is a process of redress.

  • Members of the National Association of Estate Agents are expected to gain an entry qualification in order to join. Members are then required to abide by a code of conduct, they must meet minimum standards relating to professional and ethical practice. So by choosing to use a member of the NAEA you can feel confident of receiving good service.
