Can I knock money off the purchase price for a new roof?

Dr P says it all... In this market everything is negotiable. If the house requires a lot of work, the chances are they have already taken that into account in the price. But assuming no-one is biting their arm off, you can make an offer and see what they say. However, if it’s keenly priced and developers are interested, then they won’t necessarily listen to offers.

I would check out the extent of the roofing problem first, this could be costly and take advise from a roofer before any offers where made.
