What is classed as a new build?
Is it brand new or if not, how many years old?

New build should mean new build, not several years old. Modern is usually the term used for properties built in the last few years or even last decade or two. Although some agents will call a house within its 10 year NHBC warranty period new build, new build is usually brand new.

New build should constitute literally first ownership and just constructed. The other answer is correct modern is used for property still with their Zurich or NHBc warranty (generally 10 years.)
