When to view houses ?

My house is on the market but has not received any offers yet. I want to view other houses myself but don't feel I should as I'm in no position to buy. My question is at what stage should I start to view other houses?

  • It doesn't do any harm to start viewing now. It would be helpful for you to start building up an idea of which properties meet your criteria so you can move quickly when you find a buyer. However, try not to set your heart on anything as the chances are that it may be unavailable by the time you become proceedable.

  • It is a good question. I think it is alright to start looking before receiving an offer, but you should be honest with the agents/vendors of the houses you view. Some people don't want to conduct viewings unless the viewers are in a position to proceed should they be interested, so being upfront about your current position is best.

  • Personally, I would only view a property once I had agreed a sale on my own as it puts me in a much stronger position when looking to negotiate.
