Does having a Communal Boiler make the property harder to sell?

Hi there, I considering buying a property in SE London with a communal boiler. It is a new build with 14 flats and one huge boiler. The annual cost including service charge is £1000/annum. Does having a communal boiler make the property harder to sell? What are the pros and cons? Many thanks in advance.

  • A communal boiler is in general more efficient so the energy performance should be better. With rising fuel costs the energy performance is one aspect a buyer may look at. A service charge of £1000 is quite low for London, it can be £4000 or more for a 1 bedroom flat. With a coomunal boiler it is worth investigating the warranty for the boiler and the level of service that should be expected in case of a breakdown. I n general there is noproblem with a communal boiler and a high energy performance can actually help to sell it.

  • Short answer is yes, as typically the service woul dbe lower if they did not have to maintain the communal boiler. it is also hard to actually figure out your bill as it is not based on on normal readings
