Stamp duty liability

My partner and I have a property each. We intend to inform our lenders that these are now "buy to let" properties and then buy a property together as our main residence. What is our stamp duty liability on purchase price £425,000?

  • Hello, If the £425k property will be your primary residence, the stamp duty payable will be £11,250. However, you will also need to pay the difference between the stamp duty you have paid and the higher additional property rate on the two properties, which will now be buy-to-lets. If the £425k is one of the buy-to-let properties, the stamp duty payable will be £24,000.
