Value of garden land worth per square metre in CR0

I have some land at the bottom of my garden (160 sq.m.) that I currently rent from the Environment Agency for £100 per annum. This land backs onto a river and can only be used as garden land with no possibility for development. The Environment agency are looking to sell this land. What would the value be?

  • It has a rental value of £100 p.a. So, from the EA's point of view it's an income of that amount for as long as you are willing to rent it. Capital value of £100 p.a.? A bit more at current interest rates than in normal times. But would anybody else be willing to buy it given that it has no use except as a garden? And if you owned it would you have obligations to maintain it that currently burden the EA? Also, don't forget the costs of the conveyancing. To the EA, it's probably more trouble than it's worth - what is it worth to you?
