  • There are now many different types of fee. You must work out which way suits your situation best: Some agents work on a percentage of the sale price. This can be anywhere from 0.75% to 2.5%. The average around Lancaster is 1% as is Kendal in Cumbria. There are also fixed fees, which lend themselves to giving you comfort of knowing what your outlay is beforehand. giving you piece of mind. Please also bear in mind VAT. If your agent is VAT registered ensure you get the total cost inclusive of VAT in order to make an informed choice. VAT on a £3000 fee is a whopping £600 on top. There are also many other schemes operating, pay up front fees, pay by month fees, half now half at the end fees. The way Estate Agents work is very different now. Doing your homework in your area is the only way to find out if the agents fee is really good value. I hope this was helpful to you.
