It is really a matter of what it is worth to you. Presumably it wouldn't allow you to extend your house and therefore increase its value? Grazing land is approx £15,000 per acre but that would only make this bit worth about £100 and I cannot see that it would be worth selling at that price. Don't forget that there will be associated costs of making changes to your deeds via a solicitor to show the new boundaries etc. Also I guess that this land would hold no value to anyone else other than you and the current owner so it has no true 'market value'
