How much for a refresh home report in Scotland on a property worth £120,000?

  • It depends on which surveyor carried out the initial home report but I was recently told £100 plus VAT for a refresh although unless you really need a refresh carried out for the purpose of completing a sale then I would wait until the market picks up as you might find when refreshing the HR that your house has down valued and is not worth the £120,000 it was (depending on when the HR was initially carried out). Not only would you have to pay the refresh fee but could also be left with a HR value which is much less than it was and you are then stuck with it. A refresh is usually based on various factors such as the offer price plus what other houses in your area have sold for recently: people seem to think they have to get a refresh done as are told their initial HR has expired which is not true and a refresh is only really required for the completion of a sale but you can also ask a buyer to have their own valuation carried out rather than pay for a refresh. Unless you really need a refresh to complete a sale then I would leave having it done as I was told some surveyors are down valuing houses by as much as 30% or more of the initial HR which is a very big drop.
