Does Yeading brook flood in HA4 area?

Hi there, I am from local estate agents Gibbs Gillespie. Yeading Brook currently has no flood warnings and the status has not been changed since 2008.

I've lived in Lea Crescent for about 10 years now, although the water level rises noticeably during heavy downpours, it's hasn't actually flooded the street or to my knowledge the gardens that run adjacent to it. My neighbour who's lived in Lea Crescent for 50+ years says it hasn't flooded onto the street since August 16th 1977 ...and if you're wondering why the date given is so precise, well it's a memorable day for some, it's the date that Elvis Presley died. I would hazard a guess and say the area is much better protected against flooding these days, especially as the brook runs adjacent to RAF Northolt, however there's a big lack of info available online.
