Showhomes leaseback schemes

Does anyone have any experience of buying a showhome from a developer and then giving it back to them on a lease with a guaranteed yield?

  This is becoming increasingly common I believe. I was offered a leaseback on a new house I was interested in a few years back. I didn't go for it because I was keen to move at the time and didn't have the patience to wait but if you can wait it might not be a bad idea.
