Spent 70k in last year renovating house, what will it add to value?

You would be best to get a couple of local estate agents round to value the property.

No-one can answer this accurately without seeing the property and knowing what works were done... and if they were done well! Be careful not to exceed the 'ceiling price' for your area when spending on a house though, I'd say....
