Problems on building on previous landfill sites?
I am buying a house in Hyacinth Road, Basford, Stoke-on-Trent. The survey report has mentioned that sometimes there can be problems associated with houses built on previous landfill sites. As far as we know, all precautions were taken to vent the area re underground gasses and there have been no subsidence issues over the last eleven years. The houses tend to sell very well in that area although report said that this can affect the future sales price. Can you please advise?

Probably won't get an Environmental Certificate. There are probably on contaminated ground. If new builds on there they probably have 10 years NHBC protection (if in NHBC) but thereafter one would probably need an indemnity insurance policy to sell - probably about £2-300 - assuming a pocket of methane hasn't sent the whole lot to the moon
