How to value land for garden use?

There is no set formula to value land for garden use, it is worth what someone is willing to pay. However its worth is taking into account how many potential buyers there are for it and how much it would increase or decrease the value of the properties in question would reflect in the sale price. How would it affect the salability of the properties? There are few buyers for a property which is too big for its plot.
