Is now a good time to sell?

We have just had the house valued and the estate agent priced it 12,500 below what we paid for it? This was greatly undervalued so should we wait before selling?

  • You shouldn't make any decisions on just one appraisal. I would suggest you call 2/3 other GOOD local agents to give you a better idea of what your property is worth. Market seems a bit quiet at the moment (in London, your agents in Stowmarket can advise you about your area) and November is normally a quiet time to be selling as many people are starting to think about Christmas. Anyone who wanted to move before christmas will have agreed a sale by now and will not be still looking. I get the feeling next spring will be a much better "sellers market".

  • I understand that the agent has valued your property @12.5k below what you paid for it , however the bigger picture is that you can buy more for your money. ie you can buy other properties which have reduced for more than 12.5k.

  • Now is a good time to sell (February'13) Prices will go up in time albeit slowly- so, it's all relevant - your next purchase will be afordable because prices are negotiable; - remember, if you make an offer on any home and the price you have quoted doesn't shock you - then you are offering too much -(rule of thumb.) Make the place look good before you contact the estate agents...Good luck!
