Does this area flood?

  Have a look on the environment agency website. Put in your postcode and it will show the area. If it is covered in blue, it is a flood risk area. Click on the blue area and it will tell you the risk. If the risk is significant, after June next year, you may find insurance difficult to get. However, I know of high flood risk areas which, to my knowledge, haven't flooded for over 60 years so get local advice from a surveyor. See my blog for more flooding info.
