Valuing small plots of land

Hi If I wanted to buy a small plot of land to extend our garden at the side of my house, how would i get it valued before making an offer to the owner? We have spoken to the owner and he has suggested that we make him an offer but we don't know where to start! We are hoping to keep valuation and legal costs to a minimum. Any other advice regarding land acquisition would be very welcome. Thanks Chris

  • Bit of research I think, see what previous pieces of land have sold for and work out the cost per square foot and then find an average square foot price. Land such as that is not that expensive as there is not much you can do with it!
