Will the 95% mortgages ever return without a clause and large fee?

Some feel they will, personally I would agree. Lenders need to lend at the end of the day, so there will always be an element of competition to offer the best product.

It is very likely that they will return to 95% levels but without the large fees I am not so sure. Lending may not return to quite the levels before the recession (105% mortgages in places) although this may take time. Mortgages without a clause are already available up to 90% from a range of providers and there are some special arrangements for 95% mortgages around if you hunt for them.
