Do buy to let mortgages 85% LTV still exist?

  • Short answer, no. Max ltv rates on apartments are generally 70%, houses are about 75%. You may find a lender that goes to 80% but this is somewhat of a rarity.

  • Yes - You can obtain Buy to Let Mortgages with just 15% deposit. Unfortunately there is only one lender offering this mortgage and it has limited distribution due to its popularity. Pick your mortgage broker wisely; such as a Buy to Let Specialist from Bespoke Finance. The lender is part of the One Savings Bank; or what used to be Kent Reliance Building Society.

  • Since this question was originally posted there are more lenders who offer an 85 LTV buy to let mortgage product. Many 85 BTL products are open to a first time landlord though you will need a residential property in your name. For more established investors you can be considered on current criteria with 10 BTLl properties providing the combined debt is not over 2 million pounds.
