Regarding offers in excess of, is there an average % paid?

  • I don't think there is an average amount. If it is as simple as a price very close to a stamp duty threshold, then the vendor probably wants upto that amount, before it goes into the next bracket. I have been told by one agent that the vendor usually doesn't want to accept less than the amount they are on at, but sometimes will. Another agent we came across used low prices to entice you in, and then said the vendor wanted a far higher price. I think it means different things to different people. Always worth having a chat with the agent and put forward your max, even if it is less than what you can afford, and see if they will try to negotiate with the vendor with that figure. In this market properties often sell for less than the figure they were asking for offers over on. It all depends on the area and the demand, if any!
