What are the must-have features in a large house worth £750k plus?

I am about to buy a large, tired detached house and renovate it. What features would future buyers expect from a large, 5 bed-roomed detached £750,000 plus house?

  • It is a bit tricky to answer that one because each property is different and everyone has their own personal taste. If it is an older property, exposing original features or putting back original features is a must. If modern, keep to a simple, neutral and contemporary theme throughout. Good storage is always one essential thing to add. Good lighting, spot lights to bathrooms and the kitchen are popular. Skim any artexed ceilings. Nice quality fitted bedroom furniture and cupboard space anywhere it will go for coats and shoes and the like. A good sized kitchen, or at least an up-to-date quality fitted kitchen with plenty of worktop space, preferable granite or solid wood. A utility/boot room with a mucky sink is a plus. A lot of people would want to keep certain cleaning jobs out of a beautiful kitchen. The main reception room being spacious with a real fire is one of the top 10 things people would ask for. Clean neutral carpets or real wood floors if the budget allows. Beautiful bathrooms with roll top baths are another must have when on a large budget. A nicely fitted modern en-suite shower room would be on most people’s lists too. Most people want heated towel rails and quality chrome fittings, quality tiling etc. Wet rooms are very popular these days and fabulous if with under floor heating! A separate dining room is nice for entertaining guests. Great if you have room for a separate dining room, snug/family room and dining-kitchen with couch/comfy seating. Gardens are important, keep them simple and tastefully landscaped with at least one seating area. An orangery is a beautiful addition to add to a home, or a quality conservatory with glass roof and under floor heating or radiator heating if you can. Extensions like conservatories should be heated as then they can be used as an all year round reception room. Think quality in all fittings down to sockets and lighting. The finishing touches like curtains and accessories really make a difference. The entrance to a home is also important, nice to have a quality tiled floor. If you have room for a garage, make it large with an electric up-and-over door. Storage, even if not used for the car is essential to most people. Beautify the outside of your home too, make sure everything is in tip top condition. First impressions are vitally important, especially on a large budget. People’s expectations grow higher along with price. Perfect homes that tick every box usually achieve above market value as most people want to move into a readymade home.

  • Another great addition would be energy saving integrated appliances and solar/solar-voltaic panels etc. Go green with features, many people want to feel they will save money and reduce their carbon impact at home.

  • Although you might not be able to achieve all of these, if you’re renovating for resale the desirable things are; open plan kitchen/diner/family room, named brand kitchen appliances, separate utility room, master bedroom with an en-suite bathroom, snug/tv/kids room (separate from main living room, wood flooring downstairs. Nice to have would also be; underfloor heating, a bi-fold door, another en-suite if possible, plenty of electric points in the right places for home entertainment systems.
