    Have you valued your property on Zoopla! yet? If you see what the value is with 4 bedrooms, then run the estimate again with 5 bedrooms, and the difference is more than the cost of adding another bedroom then I'd say yes. Don't forget to change the estimate back to 4 bedrooms at the end though!

    Dependant on your target market the cost of adding an additional room will at the moment probably not make you a profit. With the market as it is you would probably make your money back, but not add serious value unless you were looking to hold on to the property for the longer term. We have worked with a number of owners recently and very few have made profit on the additional bedroom.
