Price of land to enlarge my garden. Lichfield

I want to buy a piece of land 60sq meters from my neighbour backing on to me, to extend my garden. What is the approximate cost and where do I start?

  • The problem with land (barring consented building plots) is that there is no hard and fast magic formula to quantify 'real' value. In essence it is worth what you are prepared to pay in order to improve your amenity and therefore what the market will sustain. The starting point is to approach your neighbour to get an agreement in principle for the purchase and then I would advise you ask both parties to get an independant valuation on the land and perhaps average the value. Be aware on 'paper' such a plot should be of nominal value but will certainly increase the appeal of your property in the long term. If you can get agreement the practicalities are reasonably simple, requiring you to divide the plot with the land registry and undertake the purchase. Any questions feel free to contact me.
