Garage Conversion increase value ?

We have detached house with 3 bedroom, 1 reception, 1 conservatory, 1 kitchen, 1 wc, 1 bathroom and 1 garage. Enty to the garage is from the house as well as outside. We can park 2 cars in our driveway plus parking is free on the street too. We are planning to convert garage into a reception/study/playroom. After the conversion will the house price increase or decrease ? In either side how much ? Rough idea.

  • If the garage is integral to the house it is probably too small for a modern car. So the loss of the garage will not matter. You will need to convince planning that you have space for at least 2 cars and you will have difficulty with planning if anyone wanted to extend to an extra bedroom with only two parking spaces. Overall it probably doesn't make much difference to the value, do it because you can find a better use for the garage not because of it's affect on a notional house price.

  • Some of this will depend which road in Carshalton. In some areas in my opinion the loss of the garage will have a negative effect on the property, and visually look over developed. I would consider a loft conversion over a garage conversion which will add value.
