How much value does a separate storage locker add to a flat?

I have the option of purchasing a small storage locker in a development I already have a flat in - the development is in Cowes, Isle of Wight. They are requesting sealed bids in a fortnight and we are trying to decide what to bid - vs. what our neighbours who also are keen to purchase the storage locker will offer. Any thoughts? (storage locker is probably 2 meters by 2.5 meters - non climate controlled)
