How much approximately would it cost to put an extension on the house?

I believe the garage would need to be demolished and rebuilt tp put two bedrooms above the garage. Also would this be best added to the mortgage?

    I would get three quotes from reputable builders in your area. It all depends on size, finish and who does the work. £50k is a best guess. Having an extension on the mortgage should prove cheaper than a loan. You need to discuss the pros and cons with your lender.
