  • Most of London is built on clay. This is soft and subsidence is often a problem across a lot of London. Trees in the garden can also be a cause. Whether subsidence is a problem will depend on the depth of the building's foundations and this will vary from property to property. If you are considering purchasing a property you should have a structural survey which will highlight any issues like subsidence. If there is a problem you may be able to negotiate a discount off the asking price in order to cover the works necessary. Don't be put off, underpinning is not always necessary and some building movement is to be expected with a period property.
