Rebuild v's Refurbish
What is the cost per square foot to either rebuild or completely refurbish a 4 storey house to a good standard in London ?

Renovation costs can be anywhere between a few hundred pounds per square foot to thousands of pounds per square foot. It will depend on who does the work and to what standard. I would advise you to get several free quotes and go from there. You can get fixed price deals to stop costs from spiralling!

Sadly both of those are wrong. Estate agents sell houses and theyre not qualified to do that nevermind advise on potential costs. If a house were to cost thousands of pounds per sq ft to refurb it would cost more than the purchase price, unless in prime central london. A quantity surveyor would indicate the potential costs on both. A building surveyor would dictate the standard of the existing property. Only rely on professionals. they are governed by professional bodies and have insurance when things go wrong. On a (relatively) high standard, a refurb will cost £150-200 psqft and a rebuild will cost £120-180 psqft. its not just the spec that will affect that price, where you are and the contrainsts of surrounding area can vastly affect the cost. Digging a basement next to a train line or closing the road on a red route for deliveries for example will make prices soar.
