Hi, The house I am looking at is half way done. The electrics have been done but from what I can see not very well. Also there is a manhole issue. Lastly the extension has a felt roof and I can see the facial boards are rotton, could this mean there is more rot in the timber of the extension ? How do I value a house when these things may be huge dent in my pocket ? Thanks

Hard to say anything without seeing the property, get a full survey done and this will answer your questions. Any electrics done now have to comply with building regs.

The 'Half Way House' could end up as your Dream Home if you follow the steps below: 1. Agree with previous answer - get a full survey done to see the 'damage' 2. Ask a qualified building contractor to price the works 3. Set your budget (and stick to it, including a contingency sum) 4. Take a huge of dose of courage and put in a sensible offer (in light of works to be done), then 5. Either (a) Walk away and find something else or (b) take on the project and learn along the way - you could live to love your much improved home!
