Does outdoor BBQ/Oven improve property value?

I intend to build a combined Barbecue / Wood-burning oven (pizza oven) in the back of my garden. The material cost is expected to be around £500-£600. Will this improve the value of the property, if yes approximately by how much? Also would the 'Pizza oven' provide a unique selling point?

  • I suspect it won't affect the value much. So few properties have one that the majority of potential buyers won't be looking specifically for somewhere that has one and so it will be an 'extra' for them. Given the british climate it's possible that the buyers may feel they won't get much use out of it and they may actually factor the cost of dismantling it to use the space for something else into their offer price... Don't let that stop you though; if the outdoor BBQ/oven is worth £500-£600 to you, for the use *you* will get out of it, go for it. You could even try having a BBQ open house/evening when you decide to sell so you can sell viewers on the lifestyle too which may help improve the likelihood of getting offers close to your asking price.

  • It will probably add nothing in value but it will be a talking point if you sell. Your return on investment will come from hours of outdoor cooking and impressing your friends
