We have bathroom toilet and wetroom three in one which i dont feel has been taken into consideration just over £10,000 instalation and fitting

Are you asking about what you have been quoted during your market appraisal?
If this is the case it is extremely difficult to comment, however, i feel a sense of dissapointment in your question. Did you by the house to do up, or was this an addition you have added.
Wet rooms are a great addition and a USP. Unique selling point. Unfortunately, it is still classed as a bathroom, and every property has a bathroom. Obviously in hindsight, if you were hoping for an increased revenue from this a little investiagtion work with your local agents in your market place would have been advisable.
What you do have though is a cherry on the cake. Start to look up other houses in your area. See what you offer, that they dont. This is good for you. I bet most of them don't offern a wet room. Think about yourself as a buyer. You can see all those houses that are your competition, and all those buyers will see these and yours. You offer much better value for money in comparison. You can guarantee that everyone looking in that price bracket will want to see yours too as you have an advantage that the others dont. - your wet room!
This means that your house, is now very appealing, if it sells quicker, you will have saved money paying out on your mortgage and bills and each month that can add up to hundreds and then thousands. By pricing too high, you will miss all those buyers, and you may remain on the market for longer, halting your dream and wasting your money.
I would like to pat you on the back. You have a great selling point. Work your best features & make sure your agent does too.

Just because you have spent money on a property doesn't mean you have added value in the eyes of a buyer.
Wetrooms: some people like them, some hate them. Done badly they can be a disaster.

It is a difficult question to answer without seeing your home and seeing how the wet room fits into the whole picture.
If you did the work because you wanted it then you have had the benefit of its use.
The reality is that some people may not like or want the combination regardless of the cost.
As Vmove has indicated, if the feature is important to you, ensure that the agent highlights it in their marketing as a unique selling point but be prepared to amend the details if the feedback is negative.
