994 year lease - who would hold such a lease as the freeholder?

I'm purchasing this property, with ths extremely long lease, who would own a Freehold? The ground rent is £5 per year. How do you find out about the covenents in regards to extending or a conservatory? The Garden is 65ft split down the middle. Any ideas would really help.. Regards

  • Such a lease is often refferred to as a 'virtual freehold'. If you are buying the property the short cut would be to consult the title documentation contained within the home information pack. This should detail the freeholder and indeed any restrictive convenants relating to the property. Otherwise you can undertake a title search via the land registry for a nominal fee.
