Could I add value to my home

My house has four en suite bedrooms on the first floor. I was wondering if I could add value to my house by converting them into three bigger ensuites on the first floor. I would then convert the loft into the fourth en suite bedroom. Would this add value to my house?

  • Larger room sizes are usually a major plus for families. But it all depends on how much the conversion will cost. I would advise getting a good local estate agent or two around to value your property and look at the plans for the conversion. Once you get a few quotes for the work, you should have a rough idea of whether you will make money, make a loss or merely break even. In the short term it could be risky, but in the long term, the idea sounds really good.

  • No! Leave the four as they are, but do the loft. 5-bed houses fetch more than 4-bed houses. And the cost will be a lot less.
