In terms of value: Would making the small 3rd bedroom off of another bedroom into an en suite bathroom increase property value?

  • Most certainly! It will also increase saleability. A small bedroom which can only be accessed via another bedroom is not seen as much of a selling point. A non-independent room would be seen as a nursery, study or dressing room, this does not have much value in comparison to an additional bathroom. Most people would prefer to have an en-suite facility.

  • Hi KRS291, Adding a bathroom to a house is generally accepted as being the best way to add value to a home if you are doing work to it, followed by an extra bedroom or a conservatory. Obviously, it will also make it far easier to sell. Bathrooms and kitchens are the main things people look at when they come to view a house, and if you have more than one appealing bathroom, it's far more likely someone will make an offer. The highest added value for this job will come when people are upgrading a house that has previously had just one bathroom. This is because a second bathroom is the most sought after thing among buyers. But adding a new bathroom to most homes will help to push the values even higher. Many thanks, Scott
