Usually it depends on if it's right for you - if you're going to stay in the property for a length of time and the conversion comes in at a sensible price, then it might end up cheaper than moving on after you've paid fees etc.
You'll need to look at how much a 3 bed in your near area is currently selling for and work out how much you'll lose if you put the extra cash into the property.
Occasionally, a very well finished loft conversion can really add a bit of wow to a property and get you a decent sized third bedroom and therefore someone might be willing to pay a bit over the usual asking price for the area but again, you need to make sure it really is worth it to the buyer. If the property is in an area popular with families, (in your area, Wickersley would be a good example), you might find that a property with bigger bedrooms would be a big bonus if it is a bit cheaper than a 4 bedroom house with a tiny fourth bedroom.
Whatever you do, consult the local authority first about building regulations. You will need this if you need to sell in the future, a loft conversion that hasn't been signed off by the local authority can't be classed as a habitable space and ends up being a very nice storage space.
