Loft room: is it extra bedroom or extra space?

Just sold our house, awaiting surveyor to come round. Trouble is we converted the loft 3 years ago with no planning permission. It's totally safe and was done properly [we have friends in the trade] but we never got round to signing it off. I'm confused as it looks like we did'nt need planning permission. The room is a space with a bed in it, that is used now and then for family. It was described as loft room, not bedroom. Help! What should I do.....?

  • If planning permission was not sort or was not signed off under building regs, the surveyor for lending purposes might ask for this to be done, If the stair case meets regulations then you could apply for retrospective planning consent to meet all the regs and then call the room a bedroom. If there is a ladder there then the room can only be called a loft room under the PMA Act.
